Selling a Home in Highlands Ranch
Most homes around Highlands Ranch sell easily. There is definitely a high selling season in the summer, but this real estate sells all year round.
Statistically, the average time on the market has been 60 days. But this is deceiving. I see a LOT of houses sell in three weeks. I've had a few listings sell in 2 days. The statistics get skewed by a small number of overpriced listings that sit on the market for months.
Highlands Ranch homes that are properly staged (de-cluttered and polished up) sell with very little effort. For a house priced at the current market price, based on recent sold comparables, I charge a one percent listing commission (typically 2.8% - 3% at the national franchise brokerages). This is in addition to the standard 2.8% commission commonly paid to the 'selling broker'. However, if you find a buyer yourself there are no selling side commissions.

Full Service Listing - 2.8%
Includes all of the above plus:

- Custom brochures designed, printed and distributed
- Custom web page with interior photos
- Additional street signage, as allowed by code
- Home Warranty for the buyer
- Open house events and additional broker marketing
- Online marketing, as appropriate (Craig's List, etc)
- The initial listing price can be up to 8% above current market comparables
- however, the buyers bank may not approve a mortgage above comparable prices
Full service listings with proactive marketing efforts may generate more showings, but if the house is priced at current market conditions, it will typically sell quickly. The thousands of dollars you save on the listing commission should be considered when deciding on the initial selling price.

For Sale By Owner - FSBO
Selling your house without a broker (called For Sale By Owner) can also be successful. If you procure a buyer and negotiate a final selling price I can guide you through the transaction details, required State of Colorado contracts, the title company requirements, negotiating the inspections and the final closing process.
