Sell Your Home in Highlands Ranch
Most homes around Highlands Ranch sell easily. There is definitely a high selling season in the summer, but this real estate sells all year round. Click here for some home selling tips.
Statistically, the average time on the market has been 30+ days. However, starting in late 2012 and continuing into 2013, houses in Highlands Ranch have been selling quiclly, and at full price. Currently, houses under $300k priced at a current, comparable market price sell in a couple days, some with multiple offers. It's definately a 'sellers market' this year. Some buyers, however, are still having problems getting financing approved.
Trust your transaction to an experienced, educated professional. Only 4 percent of all local brokers are certified by Metrolist, publishers of the local MLS service. I'm Metrolist Certified, own 3 houses in Highlands Ranch and have over 7 years experience the local market. I can help you get the highest price for your home with a clean, efficient transaction process.
Highlands Ranch homes that are properly staged (de-cluttered and polished up) sell with very little effort. For a house priced at the current market price, based on recent sold comparables, I charge a two percent listing commission (typically 2.8% - 3% at the national franchise brokerages). This is in addition to the standard 2.8% commission commonly paid to the 'selling broker'. However, if you find a buyer yourself, and agree on the terms of the sale, there are no selling side commissions.

Using Zillow to Sell Your House
Lately, some home owners have been able to sell their houses through Zillow.com. The transaction process can be cumbersome but I can assist with the paperwork. For a flat fee I can write up all the legally required contracts and get the negotiation through to closing. Feel free to call me to discuss the process and costs.
For Sale By Owner - FSBO
Selling your house without a broker ( For Sale By Owner ) is still an option. However, these attempted transactions traditionally have a very high failure rate. If you procure a buyer and negotiate a final selling price I can guide you through the transaction details, required State of Colorado contracts, the title company requirements, negotiating the inspections and the final closing process. I charge a flat fee of one percent of the selling price. I require a non-refundable deposit of $500- to draw up the contracts, with the balance payable at a successful closing. The closing is done through one of the major title companies. Call me to discuss the options and Colorado legal requirements.
