It's a relatively stable market here. Out of 400+ homes for sale at any given time, only 10 to 15 are true foreclosure properties. Some of them are rough, requiring approximately $20,000- in deferred maintenance expenses. Of course, there are many 'Short Sales' available, but those negotiations can take many months to complete.
