Neighborhoods

There are four gated communities in Highlands Ranch:

Falcon Hills is the original. Made up of mostly Richmond custom homes they are priced in the $1M range. While they are older custom homes they have a great location - just south of C470 on University.

Highwoods is a newer gated neighborhood. Located near Wildcat Reserve Parkway and Broadway these homes have some great architecture and look beautiful. It's a hilly area with smaller lots but most homes have incredible views. Prices range from $900k to $2M.

Gleneagles Village is an adult 55+ community near The Links Golf Course with patio homes offering a maintenance free lifestyle. Prices range from $300k to over $500k.

Back Country is the newest, and a very nice, gated development. It's at the very south end of Broadway. New construction is expected to thru 2012 with homes selling for $600K to over $3M.


Weatherstone is located just west of Back country and borders lots of open space. These are larger homes selling for up to $1.2M.

Firelight is near Mac Arthur Ranch Road and Wildcat Reserve Parkway. These homes have a modern design but are on very small lots. Prices range from $300K to over $1M.

The Hearth is one of the great family neighborhoods in Highlands Ranch.  It's a hilly terrain with lots of families. Prices range from $300k to over $1M.

Hillcrest is located near University and Colorado Blvd. It's a very nice area with mostly Richmond custom homes selling in the range of $600K o $90oK

Eastridge Park is located near Quebec, north of Wildcat Ridge. Mostly Richmond homes from 2,200 sq feet to 3,500 sq feet.. Some homes back to great open space. Prices range from $350K to $600K.

Falcon Creek is located east of Quebec and south of  Lincoln. Built by Falcon Homes they are priced from $500K to $700K.   It's a nice area but there was a class action suit over the wood windows warping. MAke sure your home inspector reviews all the windows to see that they were upgraded.

Westridge is a huge area located south and west of Lucent Blvd. Homes here start at $230K and are great for first time buyers. Prices drop a bit as you get closer to Santa Fe Blvd. Lot's of nearby parks and open space. Beware of various class action suits for defective siding and roofs, especially on Richmond homes, but mostly these issues are manageable.

Mission Viejo Developments in Highlands Ranch:
This is the original Highlands Ranch Development located east of Broadway and south of C470. These homes have prices ranging from $190K to $300K. There are some bentonite issues to watch out for but these homes can offer great values for the first timer buying a home in Highlands Ranch.

Southridge is one of the original developments in Highlands Ranch. Build by Mission Viejo it includes smaller homes and some duplexes.

Bayfield is also one of the original neighborhoods built in the 1980's. Houses average 2,000 sq feet and many have larger lots.

Northridge is another of the original Highlands Ranch developments. Smaller homes  and some very small lots.


Acres Green is not actually part of Highlands Ranch. It offers older homes (1970's) and has a great location near Park Meadows mall.

Provence Center is also not part of Highlands Ranch. Although it's located south of C470 near Colorado Blvd, it's actually Littleton and part of the South Suburban Metro District. Residents here are not entitled to use the Highlands Ranch Rec centers. Mostly built by US homes prices range from $220K to $400K.
